Slight rise over a quarter
In Q3 2023, buildings’ maintenance and improvement work prices –IPEA– went modestly up over a quarter (+0.3% after +0.2% in Q2 2023 and +2.3% in Q1 2023), both in the residential sector and in the non-residential sector (+0.3% for each of them).
Prices kept rising sharply in plastering (+0.9% after +0.7%), floor and wall covering (+0.7% after +0.8%) and “other construction installation” (+0.6% after +0.7%). They bounced back in joinery installation (+0.6% after ‑0.4%).
Prices rose more slightly for roofing, (+0.5% after +0.4%), plumbing, heat and air-conditioning installation (+0.5% after +0.3%), and for painting and glazing (+0.5% after a stability).
Prices in electrical installation stayed almost stable (+0.1% after +0.0%), and those in “other specialised construction activities” fell back slightly (‑0.2% after +0.2%).
Slowdown over a year
Year on year, buildings' maintenance and improvement work prices slowed down again (+4.5% in Q3 2023 after +6.3% in the previous quarter). The price rise over a year was slightly more marked in the residential sector (+4.6%) than in the non-residential sector (+4.4%).
Over a year, prices slowed down for every work categories. This slowdown was very marked in the “other specialised construction activities” (+3.2% after +6.4%), in joinery installation (+5.1 after +7.9), as well as in the floor and wall covering (+4.9% after 6.9%).
The rise was slightly more moderate in “other construction installation” (+4.2% after +5.6%), painting and glazing (+5.0% after 6.5%), in roofing (+5.7% after +7.2%), and in plumbing, heat and air-conditioning installation (+5.2% after +6.1%).
At last, the year-on-year slowdown of prices was very moderate in electrical installation (+3.7% after +4.0%), as well as in plastering (+5.9% after +6.1%).
Revisions
The quarterly evolution in the IPEA for the second quarter of 2023 has been revised upwards by 0.2 points at +0.2%.

The buildings’ maintenance and improvement work price index (IPEA) is a quarterly index which measures the evolution of prices (net of taxes) charged by construction enterprises (including artisanal forms) for their maintenance and improvement works in residential and non-residential buildings during the quarter under review.
The IPEA indices are not seasonally nor working-day adjusted.
