In Q2 2026, prices of second-hand dwellings in France (excluding Mayotte) decreased: -1.0% (provisional seasonally adjusted results), after -0.2% in Q1 2026 and +0.4% in Q4 2025.
Over a year, prices declined by 0.8% in Q2 2026, after being stable in Q1 2026 and rising by 1.0% in Q4 2025. Prices were virtually stable for flats (-0.1%), and fell by 1.3% for houses.

In Île-de-France, prices of flats and houses fell back in Q2 2026
In Q2 2026, the prices of second-hand dwellings in Île-de-France decreased over a quarter: -0.6%, after +0.3% in Q1 2026 and -0.2% in Q4 2025. Flat prices fell back (-0.5% after +0.2%), as did those of houses (-0.7% after +0.3%). Flat prices went down in Paris (-0.4% after +0.1%), as well as in the immediate suburbs (-1.1% after +0.7%), while rising in the outer suburbs (+0.4% after -0.3%).
Over a year, prices of second-hand dwellings in Île-de-France decreased, after three quarters of growth: -0.3% in Q2 2026, after +0.1% in Q1 2026 and +0.5% in Q4 2025. This decrease was driven by house prices (-1.5% after -0.9%), while flat prices rose (+0.3% after +0.6%). Flat prices rose over a year in Paris (+0.6% after +0.7%). They were virtually stable in the immediate suburbs (-0.1% after +0.9%) and in the outer suburbs (+0.1% after -0.2%).
Prices also fell in Provincial France in Q2 2026
In Q2 2026, prices of second-hand dwellings in Provincial France fell: -1.2%, after -0.4% in Q1 2026 and +0.6% in Q4 2025.
Over a year, the prices of second-hand dwellings in Provincial France decreased in Q2 2026 (-1.0%) after being stable in Q1 2026 and a +1.1% rise in Q4 2025. Prices declined more sharply for houses (-1.3% after -0.1%), than for flats (-0.3% after +0.3%).

The annual number of transactions was virtually stable
At the end of June 2026, the number of transactions over the last twelve months was estimated at 958,000, after 953,000 at the end of March 2026 and 952,000 at the end of December 2025. The annual volume of transactions recovered between October 2024 and December 2025, following a continuous decline since the end of April 2022. It has been stabilising since the beginning of the year. Over the last twelve months, transactions represented 2.5% of the dwelling stock, as in Q1 2026. This share was close to the early 2000s levels. It remained well below its Q3 2021 peak (3.3%).

Revisions
The second-hand housing price index and the number of transactions may be revised in order to include observations recorded after the previous publication.
In comparison with the results released on 28 May 2026, the quarterly change in prices of second-hand dwellings in France (excluding Mayotte) in Q1 2026 has been revised downward by 0.4 points (after rounding), to -0.2% instead of +0.2%.
In addition, as every year in Q2, the models used to calculate seasonal adjustments are updated, which may lead to revisions of indicators over several years.
