Prices for second-hand dwellings fell (-1.0% in Q2 2026, after -0.2% in Q1 2026), while prices for new dwellings were virtually stable (-0.1%, after +0.4%).

House prices declined over a quarter

In Q2 2026, the house prices of metropolitan France decreased: -1.0% (seasonally-adjusted data), after -0.2% in Q1 2026.

Prices for second-hand dwellings fell (-1.0% in Q2 2026, after -0.2% in Q1 2026), while prices for new dwellings were virtually stable (-0.1%, after +0.4%).

Year on year, house prices also went down

Year on year, house prices also fell (-0.8% in Q2 2026), after being stable in Q1 2026. They had increased every quarter in 2025. Housing prices fall was exclusively driven by the price decrease in second-hand dwellings (-0.8% in Q2 2026, after being stable in Q1 2026), while prices of new dwellings were stable (after +0.2% in Q1 2026).

Revisions

In metropolitan France, the quarterly variation (seasonally-adjusted) in the index of prices for new and second-hand dwellings in Q1 2026 has been revised downwards by 0.4 points (after rounding), due to the update of the seasonal adjustments: -0.2% instead of +0.2%.

As every year in Q2, the models used to calculate seasonal adjustments are indeed updated, which may lead to revisions of indicators over several years.
