In Q4 2025, prices of second-hand dwellings in France (excluding Mayotte) went up: +0.5% (provisional seasonally adjusted results), after -0.1% in Q3 2025 and -0.4% in Q2 2025.
Over a year, prices rose for the fourth quarter in a raw: +1.1% in Q4 2025, after +0.6% in Q3 2025 and +0.5% in Q2 2025. Prices went up by 1.5% for flats and by 0.8% for houses.

In Île-de-France, prices of second-hand dwellings were stable in Q4 2025
In Q4 2025, the prices of second-hand dwellings in Île-de-France were stable over a quarter, after +0.1% in Q3 2025 and -0.3% in Q2 2025. Flat prices were stable (after +0.7% in Q3 2025), while house prices fell slightly (-0.2% after -1.0%). Flat prices were virtually stable in Paris (-0.1% after +1.1%), they were stable in the immediate suburbs (after +0.5%) and went up in the outer suburbs (+0.5% after stability in Q3 2025).
Over a year, prices of second-hand dwellings in Île-de-France rose for the second quarter in a raw: +0.7% in Q4 2025 after +0.4% in Q3 2025 and ‑0.1% in Q2 2025. This increase was driven by flat prices (+1.2% after +1.3%), while house prices continued to fall (-0.4% after ‑1.5%). Flat prices rose over a year in Paris (+1.4% after +1.9%), in the immediate suburbs (+1.2% after +1.2%) and in the outer suburbs (+0.7% after +0.2%).
Prices went up in Provincial France in Q4 2025 (+0.6%)
In Q4 2025, prices of second-hand dwellings in Provincial France rebounded after two quarters of slight decline: +0.6% after -0.2% in Q3 2025 and -0.4% in Q2 2025.
Over a year, the prices of second-hand dwellings in Provincial France rose for the fourth quarter in a raw: +1.2% in Q4 2025 after +0.7% in Q3 2025. The increase was more marked for flats (+1.7% after +1.3%) than for houses (+1.0% after +0.4%).

The annual number of transactions continued to increase
At the end of December 2025, the annual number of transactions over the last twelve months was estimated at 951,000, after 926,000 at the end of September 2025 and 907,000 at the end of June 2025. The annual volume of transactions continued to rise since October 2024, following a continuous decline since the end of April 2022. The proportion of transactions concerned 2.5% of the dwelling stock: this share has been rising since five quarters, but remained well below its Q3 2021 peak (3.3%). It approached the level of the early 2000s, before the economic crisis of 2008 (2.6%).

Revisions
The second-hand housing price index and the number of transactions may be revised in order to include observations recorded after the previous publication.
In comparison with the results released on 20 November 2025, the quarterly change in prices of second-hand dwellings in France (excluding Mayotte) in Q3 2025 has been revised downward by 0.1 points (after rounding) to -0.1% instead of stability.

The current value of a reference housing stock is estimated thanks to these models.
