In Q3 2025, prices of second-hand dwellings in France (excluding Mayotte) were stable (provisional seasonally adjusted results), after -0.4% in Q2 2025 and +1.1% in Q1 2025.
Over a year, prices rose for the third quarter in a raw: +0.7% in Q3 2025, after +0.5% in Q2 2025 and +0.3% in Q1 2025. Prices went up by 1.3% for flats and by 0.2% for houses.

In Île-de-France, prices of second-hand dwellings rose slightly in Q3 2025 (+0.2%)
In Q3 2025, the prices of second-hand dwellings in Île-de-France rose slightly over a quarter: +0.2%, after -0.3% in Q2 2025 and +0.8% in Q1 2025. Flat prices went up (+0.7% in Q3 2025 after -0.4%), while house prices fell (-0.8% after stability). Flat prices rose more in Paris (+1.1% after -0.6%) than in the immediate suburbs (+0.6% after -0.2%) and were stable in the outer suburbs (after +0.1% in Q2 2025).
Over a year, prices of second-hand dwellings in Île-de-France rose anew after ten quarters of decline: +0.4% in Q3 2025, after ‑0.1% in Q2 2025 and ‑0.7% in Q1 2025. This increase was driven by flat prices (+1.3% after +0.3%), while house prices continued to fall (-1.3% after ‑0.7%). Flat prices rose over a year in Paris (+1.9% after +0.4%), in the immediate suburbs (+1.2% after +0.3%), and, to a lesser extent, in the outer suburbs (+0.2% after ‑0.1%).
Prices were virtually stable in Provincial France in Q3 2025 (-0.1%)
In Q3 2025, prices of second-hand dwellings in Provincial France were virtually stable: -0.1% after -0.4% in Q2 2025 and +1.1% in Q1 2025.
Over a year, the prices of second-hand dwellings in Provincial France rose for the third quarter in a raw: +0.7% in Q3 2025, as in Q2 2025. The increase was more marked for flats (+1.3% after +0.9%) than for houses (+0.5% after +0.6%).

The annual number of transactions continued to increase
At the end of September 2025, the annual number of transactions over the last twelve months was estimated at 921,000, after 907,000 at the end of June 2025 and 882,000 at the end of March 2025. The annual volume of transactions continued to rise since October 2024, following a continuous decline since the end of April 2022. The proportion of transactions concerned 2.4% of the dwelling stock: this share has been rising since four quarters, but remained well below its Q3 2021 peak (3.3%). It also remained below the level of the early 2000s, before the economic crisis of 2008.

Revisions
The second-hand housing price index and the number of transactions may be revised in order to include observations recorded after the previous publication.
In comparison with the results released on 9 September 2025, the quarterly change in prices of second-hand dwellings in France (excluding Mayotte) in Q2 2025 has been revised upward by +0.2 points (after rounding): -0.4% instead of -0.6%.
