2.3% rise over a quarter

In Q1 2023, buildings’ maintenance and improvement work prices – IPEA – started accelerating again (+2.3% over a quarter, after +1.6% in Q4 2022 and +2.0% in Q3). Prices went up at almost the same rate in the residential sector (+2.4%) and in the non-residential sector (+2.3%).

Prices rose markedly in “other construction installation” (+3.5% after -0.8%), roofing (+3.0% after +2.0%), electrical installation (+2.9% after +0.5%), and plumbing, heat and air-conditioning installation (+2.9% after +1.1%).

Prices rose slightly more moderately in painting and glazing (+2.5% after +1.7%), plastering (+2.1% after +2.0%) and joinery installation (+2.1% after +2.9%). Lastly, prices rose more modestly and decelerated for floor and wall covering (+1.6% after +2.0%) and for “other specialised construction activities” (+1.0% after +2.3%).

8.9% rise over a year

Year on year, buildings' maintenance and improvement work prices went up by 8.9% in Q1 2023 (after +9.7% in the previous quarter). The year-on-year rise was higher in the residential sector (+9.5%) than in the non-residential sector (+7.7%).

Prices soared in joinery installation (+12.2% after +15.0%), roofing (+10.5% after 10.8%), “other specialised construction activities” (+9.2% after +11.0%), floor and wall covering (+8.9% after +9.3%) and plumbing, heat and air-conditioning installation (+8.8% after +10.7%). Prices rose at a more moderate pace in painting and glazing (+8.5% after +7.3%) and plastering (+8.1% after +8.5%), and even less in “other construction installation” (+6.2% after +3.3%) and in electrical installation (+5.1% after +4.3%).

Revisions

The evolution in the IPEA between the third and the fourth quarter of 2022 has not been revised (after rounding): +1.6%.

The buildings’ maintenance and improvement work price index (IPEA) is a quarterly index which measures the evolution of prices (net of taxes) charged by construction enterprises (including artisanal forms) for their maintenance and improvement works in residential and non-residential buildings during the quarter under review.

The IPEA indices are not seasonally nor working-day adjusted.
