1.6% rise over a quarter
In Q4 2022, buildings’ maintenance and improvement work prices – IPEA – kept slowing down (+1.6% over a quarter, after +2.1% in Q3 and +2.7% in Q2). Prices went up slightly more in the residential sector (+1.7%) than in the non-residential sector (+1.3%).
Prices rose markedly in joinery installation (+2.8% after +3.3%) and in “other specialised construction works” (+2.6% after +3.2%). Prices rose slightly more moderately in floor and wall covering (+2.0% after +2.6%), plastering (+1.9% after +1.3%), roofing (+1.7% after +2.0%) and painting and glazing (+1.6% after +2.0%). The rise was more limited for plumbing, heat and air-conditioning installation (+1.0% after +1.6%) and for electrical installation (+0.3% after +0.4%). Finally, prices fell in “other construction installation” (-0.8%) after a strong rise in the previous quarter (+2.0%).
9.8% rise over a year
Year on year, buildings' maintenance and improvement work prices went up by 9.8% in Q4 2022 (after +10.1% in the previous quarter). The rise was also higher in the residential sector (+10.8%) than in the non-residential sector (+8.2%).
Prices soared in joinery installation (+15.2% as in the previous quarter), in “other specialised construction works” (+11.9% after +9.9%), in plumbing, heat and air-conditioning installation (+10.7% after +12.5%) and in roofing (+10.6% after 10.9%). Prices rose at a more moderate pace, albeit slightly in floor and wall covering (+9.3% after +8.2%), plastering (+8.5% after +8.0%), painting and glazing (+7.2% after +6.3%) and significantly so for electrical installation (+4.2% after +5.5%) and “other construction installation” (+3.3% after +6.0%).
Revisions
The evolution in the IPEA between the second and the third quarter of 2022 was revised upwards by 0.2 points and now stands at +2.1%, after taking into account late responses especially in plastering works and in plumbing. This revision mainly concerned the residential sector.

The buildings’ maintenance and improvement work price index (IPEA) is a quarterly index which measures the evolution of prices (net of taxes) charged by construction enterprises (including artisanal forms) for their maintenance and improvement works in residential and non-residential buildings during the quarter under review.
The IPEA indices are not seasonally nor working-day adjusted.
