In April 2022, far more real estate developers than in the previous quarter consider the demand for new housing addressed to them to be low: the corresponding balance has clearly decreased in comparison with January 2022 and has gone below its long-term average.

In April 2022, far more real estate developers than in the previous quarter consider the demand for new housing addressed to them to be low: the corresponding balance has clearly decreased in comparison with January 2022 and has gone below its long-term average.

The prospects for housing starts have decreased strongly compared to January

In April 2022, far fewer developers than in January expect a rise in housing starts over the next three months. The corresponding balance of opinion has gone back strongly but remains slightly above its long-term average. This drop in housing starts concerns the homes for sale and, more markedly, those to rent.

At the same time, slightly more developers than in January have reported an increase in their unsold dwellings stock: the balance related to the change in unsold stocks has withdrawn again and returns below its long-term average.

More real estate developers believe that the average price of homes for sale has increased

In April 2022, more real estate developers than in January have reported an increase in the average price of new housing for sale. The corresponding balance has increased again and stands at its highest level since October 2004.

Regarding financing, developers believe in average that the down payment brought by applicants for the acquisition of a new dwelling has diminished over the last three months. Indeed the corresponding balance of opinion has pulled back, although it stands well above its long-term average. Likewise, less developer than in the previous quarter think that the financial means dedicated to purchasing new housing will increase over the next three months. The corresponding balance of opinion has folded back again, nevertheless above its long-term average.
