In Q3 2021, buildings’ maintenance and improvement work prices – IPEA – kept rising but at a slower pace (+0.7% over the quarter after +2.0% in Q2 and +1.5% in Q1). The rise was particularly marked in joinery installation (+1.8% after +3.2%) and, to a lesser degree, in roofing (+1.4% after +4.4%).

Conversely, prices fell back strongly in other construction installation works (–1.7% after +1.1%).

Prices rose at a more moderate pace in floor and wall covering (+0.9% after +0.7%) and in electrical installation (+1.0% after +1.3%). Lastly they slowed down in plastering (+0.7% after +1.6%), plumbing, heat and air-conditioning installation (+0.7% after +1.5%), painting and glazing (+0.5% after +1.9%) and in other specialised construction works (+0.4% after +1.2%).

Over the quarter, prices rose more in the non-residential sector (+0.9%) than in the residential sector (+0.7%).

Over one year, buildings' maintenance and improvement work prices went up by 4.5% in Q3 2021 (after +3.7% in the previous quarter). The increase was also higher in the non-residential sector (+4.7%) than in the residential sector (+4.4%).

The drop in other construction installation deepened (–1.5% after –0.9%) but prices were on a sharp rise and accelerated in mostly every other sector: in roofing (+8.2% after +5.7%), joinery installation (+8.0% after +6.3%), in other specialised construction works(+4.4% after +3.7%), electrical installation (+4.1% after +3.1%), painting and glazing (+3.2% after +3.1%), in plumbing, heat and air-conditioning installation (+3.0% after +2.6%) and in floor and wall covering (+2.9% after +1.9%). Prices in plastering works also went up sharply, albeit at a slower pace (+4.0% after +4.9%).

Revisions

The evolution in the IPEA price index between the first and the second quarter of 2021 was not revised and is still at +2.0%.

The buildings’ maintenance and improvement work price index (IPEA) is a quarterly index which measures the evolution of prices (net of taxes) charged by construction enterprises (including artisanal forms) for their maintenance and improvement works in residential and non-residential buildings during the quarter under review.

The IPEA indices are not seasonally nor working-day adjusted.
