In Q1 2017, house prices increased by 3.1% year on year House price index - first quarter 2017

In Q1 2017, house prices recovered (+1.1% compared to the previous quarter, not-seasonally adjusted data) after a seasonal downturn in Q4 2016. This increase was slightly stronger for new dwellings (+1.5%) than for second-hand dwellings (+1.0%).

Warnings  :

- The reference year of the house price index is now 2015 (as against 2010 up to the publication of Q4 2016). This does not alter previously published variations.

- The survey on new housing sales, with which the index is calculated, has been overhauled in order to improve the quality of collected data. The method of calculation of the index will be adapted to the new data model starting from the publication of the results of Q2 2017. The results already published will remain unchanged.

In Q1 2017, house prices recovered (+1.1% compared to the previous quarter, not-seasonally adjusted data) after a seasonal downturn in Q4 2016. This increase was slightly stronger for new dwellings (+1.5%) than for second-hand dwellings (+1.0%).

Year on year, house prices sped up

Year on year, house prices increased by 3.1% in Q1 2017, after +1.6% in Q4 2016 and +1.4% in Q3. New dwelling prices grew faster (+4.6% y-o-y) than second-hand dwelling prices (+3.0%).

Revisions

The index of Q4 2016 has been revised to include transactions recorded after the previous publication. Compared to the publication of 7 April 2017, the year-on-year variation in housing prices in Q4 2016 has been revised downward by 0.3 points: it now stands at +1.6% instead of +1.9%.
