In Q1 2023, the house prices of metropolitan France fell by 0.2% compared to the previous quarter (provisional seasonally-adjusted data), after remaining stable in Q4 2022. The prices went down again for new dwellings (-0.2% compared to the previous quarter, after -0.2%); the decline was similar for second-hand dwellings (-0.2% , after a stability in Q4 2022).

Year on year, house prices slowed down sharply (+2.9% in Q1 2023 after +4.9% in the previous quarter). Prices of second-hand dwellings (+2.7%) increased at a lower rate than those of new dwellings (+4.4%) for the third quarter in a row.

House prices fell in Q1 2023

In Q1 2023, the house prices of metropolitan France fell by 0.2% compared to the previous quarter (provisional seasonally-adjusted data), after remaining stable in Q4 2022. The prices went down again for new dwellings (-0.2% compared to the previous quarter, after -0.2%); the decline was similar for second-hand dwellings (-0.2% , after a stability in Q4 2022).

Year on year, house prices slowed down sharply (+2.9% in Q1 2023 after +4.9% in the previous quarter). Prices of second-hand dwellings (+2.7%) increased at a lower rate than those of new dwellings (+4.4%) for the third quarter in a row.

Revisions

Compared with the previous publication, the indices for Q4 2022 have been revised to take account of observations not yet recorded. The quarterly variation in prices of second-hand dwellings in Q4 2022 has been revised downwards (0.0% instead of +0.2%). That of new dwellings has not been revised and is confirmed at -0.2%. All in all, the quarter-on-quarter variation of housing prices in Q4 2022 has been slightly revised downwards (0.0% instead of +0.1%).
