In Q4 2021, buildings’ maintenance and improvement work prices – IPEA – started accelerating again (+1.8% over the quarter after +1.3% in Q3 and +2.0% in Q2). The rise was particularly marked in joinery installation (+2.6% after +2.5%), in plumbing, heat and air-conditioning installation (+2.5% after +1.7%) and in roofing (+1.9% after +1.7%)

Prices even started to recover in other construction installation works (+1,8% after –1.7%).

Prices rose at a more moderate pace in electrical installation works (+1.7% after +1.2%) and in plastering (+1.5% after +1.5%). They slightly slowed down in floor and wall covering works (+0.9% after +1.0%), in other specialized construction works (+0.8% after +0.9%) and in painting and glazing (+0.6% after +0.7%).

Over the quarter, prices rose more in the non-residential sector (+2.0%) than in the residential sector (+1.6%).

Over one year, buildings' maintenance and improvement work prices went up by 6.7% in Q4 2021 (after +5.0% in the previous quarter). The increase was also higher in the non-residential sector (+7.3%) than in the residential sector (+6.3%).

Prices in other construction installation recovered (+0.6% after –1.7%) conversely they were on a sharp rise and accelerated in every other sector: joinery installation (+11.5% after +8.8%), roofing (+10.2% after +8.1%), plumbing, heat and air-conditioning installation (+6.7% after +4.2%), electrical installation (+6.3% after +4.8%), plastering (+6.2% after +4.6%), other specialized construction works (+5.3% after +5.0%), floor and wall covering (+3.7% after +2.7%) and in painting and glazing (+2.7% after +2.3%).

Revisions

The evolution in the IPEA price index between the second and the third quarter of 2021 was revised upward by 0.6 points and is at +1.3%.

The buildings’ maintenance and improvement work price index (IPEA) is a quarterly index which measures the evolution of prices (net of taxes) charged by construction enterprises (including artisanal forms) for their maintenance and improvement works in residential and non-residential buildings during the quarter under review.

The IPEA indices are not seasonally nor working-day adjusted.
