In Q1 2021, the rise in prices of second-hand dwellings in France (excluding Mayotte) continued: +1.4% compared to Q4 2020 (provisional seasonally adjusted results), after +2.4% in Q4 and +0.6% in Q3 2020.

Over a year, the rise in prices continued as well: +5.9%, after +6.4% and +5.2%. Since the fourth quarter of 2020, this increase has been larger for houses (+6.5% over the year) than for flats (+5.1%), which had not happened since the end of 2016.

Prices of second-hand dwellings in Île-de-France rose again, driven by an increase in house prices

In Q1 2021, prices of second-hand dwellings in Île-de-France increased, but at a slower pace than in the previous quarter: +0.6% compared to Q4 2020, after +1.6% and +0.5%.

Over a year, prices continued to rise but slowed down: +4.7% between Q1 2020 and Q1 2021, after +6.3% in Q4 2020 and +6.1% in Q3 2020. Prices of houses accelerated (+7.1% over a year, after +6.8% in Q4 2020 and +4.8% in Q3 2020), but prices of flats slowed down (+3.6% over a year, after +6.1% in Q4 2020 and +6.7% in Q3 2020). The y-o-y rise in house prices has therefore been larger than the y-o-y rise in prices of flats since Q4 2020, which had not happened since 2016. The slowdown in flat prices was even stronger in Paris: +1.7% over a year in Q1 2021, after +5.5% in Q4 2020 and +7.0% in Q3 2020. Prices of Parisian flats even decreased between Q4 2020 and Q1 2021 (-0.9%).

The rise in prices of second-hand dwellings continued in provincial France

In Q1 2021, prices of second-hand dwellings in provincial France increased by +1.7%, after +2.7% in Q4 2020 and +0.5% in Q3 2020.

Over a year, the rise in prices continued: +6.4% between Q1 2020 and Q1 2021, after +6.5% and +4.9%. For the first time since 2018, the rise in prices of houses (+6.5% y-o-y) was stronger than the rise in prices of flats (+6.3%).

The annual number of transactions rose again at the end of March 2021

In Q1 2021, the annual number of transactions continued to increase: in March, the number was 1,080,000, after 1,024,000 in December. This is the second consecutive quarterly increase, following a decrease between late 2019 and the third quarter of 2020. Compared to the stock of available dwellings which increases by around 1% a year, the proportion of transactions is close to the peak observed in the end of 2019, and larger than the high level observed in the early 2000s.

Revisions

The second-hand housing price index may be revised in order to include observations recorded after the previous publication.

In comparison with the results released on 25 February 2021, the q-o-q change in prices in Q3 2020 in France (excluding Mayotte) was not revised: the definitive estimate is +2.4%.

The current value of a reference housing stock is estimated thanks to these models.
